The Accommodation of Ecological Settlement at the Example of Sulzfeld.

The planed area, which lies in the center of the village Sulzfeld, was original used for agricultural small enterprises. Typical for the structure were the many little living- and oconomicbuildings with their barns and adjoining buildings. Next to the isterlocked areas reduced the share of foreigners, the bad repair of the buildings, the overaged population, the less free space and the parking problem impaired the acceptance of this area as a residestial area for young families and the attraction of the center of Sulzfeld. The planning of an new structure and the redevelopment of this area to remove the defects and make the area more attractive as a residestial area. Started in the year 1993 and during the time in between parts of it are realised. With the demolition of the agricultural enterprises, which are unoccupied because of the giving up and not longer needed buildings or parts of buildings, was created place for new buildings and necessary free space. New footpathconnections, enough parking places, areas for communication and playgrounds in the direct neighbourhood were created. The new use of an old schoolbuilding as a home for the aged completed the existing infrastructure. Instead of the normal houses of their own in the new builded areas at the placeedge, should the accommodation get again more attractive for young families. In this way it is possible to avoid the extending of the settlement and the seal of new areas. 30% of the nearly 100% (at the beginning of the planning) sealed areas of the accommmodation are not longer fixed. With the described redevelopment steps were not only new living spaces created and the existing situation improved, but also at the same time we active a revaluation of the center in the village Sulzfeld. We could avoid through the aftercondensation of an urban area on an exemplary way the use und the seal of extra areas at the placeedge. The selected position and the individual adjusted urban development conception make sure that there are high living qualities for different age groups of the population.The use of the existing technical development of the concept possible with low cost. With the selling of a plot of land for low prices, the new owners of the area get the costbenefit. Although the aftercondensation of urban areas and the revitalisation of citycenters was leaded since a few years in some communities, is the example of Sulzfeld trendsetting, because of the described advantages.
